Generate a Section 8 notice in LetSense

Before you start

Make sure the tenancy and tenant records are complete — LetSense pulls the tenant name, address, and arrears amount automatically.

Check deposit protection first. The court will not grant a possession order unless the tenant's deposit is protected in a government scheme or has been returned. Verify the scheme reference is recorded on the tenancy before serving.

Steps

1. Go to Legal notices in the sidebar.
2. Click New Section 8 notice.
3. Select the property and tenancy.
4. Select the grounds you are relying on. LetSense shows only the grounds relevant to the tenancy (e.g. Ground 8 is only shown if rent arrears exceed 3 months).
5. Review the auto-calculated notice period (the longest period across all selected grounds).
6. Enter the serving date (today unless you are serving by post — add 2 days for first class post).
7. Click Generate Form 3A — the completed PDF is ready to download and serve.

Serving the notice

You can serve the notice by:

• Hand delivery — effective on the date of delivery
• First class post — add 2 working days
• Email — only if the tenancy agreement specifies email as an agreed method of service

Sending via e-signature

You can send the Form 3A via LetSense's e-signature integration (Firma.dev). Both parties sign digitally — the signed PDF is stored in LetSense and counts as valid service.
