Add a guarantor to a tenancy

What a guarantor does

A guarantor agrees to cover rent and any damage costs if the tenant defaults. Guarantors are common when a tenant is a student, first-time renter, or has limited credit history.

Add a guarantor in LetSense

  1. Open the property and go to the Tenants tab.
  2. Open the tenancy.
  3. Scroll to the Guarantors section and click Add guarantor.
  4. Enter the guarantor's name, email, phone, and address.
  5. Upload the signed guarantor agreement (PDF).

What to include in a guarantor agreement

A guarantor agreement should cover: the property address, the tenant's name, the maximum liability (typically 12 months' rent), and whether the guarantee is limited or unlimited in time. Always get it signed before the tenancy starts.

Guarantor documents in the tenant portal

Guarantor documents are stored against the tenancy in LetSense but are not visible in the tenant portal — they are for your records only.
