Record a deposit dispute

When to record a dispute

If a tenant disputes your deductions at the end of a tenancy, the case goes to your deposit protection scheme's adjudication service. Record it in LetSense to track the outcome and keep your records clean.

Add a dispute record

  1. Open the property and go to the Tenants tab.
  2. Open the tenancy.
  3. Scroll to the Deposit disputes section and click Add dispute.
  4. Select the scheme (TDS, DPS, or MyDeposits), enter the dispute reference, and describe the contested deductions.
  5. Record the outcome once decided — the adjudicator's award split between landlord and tenant.

Scheme adjudication timescales

  • TDS — typically 28 days from submission of evidence
  • DPS — typically 20–28 days
  • MyDeposits — typically 20–28 days

Keep all evidence (check-in report, check-out report, photos, invoices) — the adjudicator will ask for it.
