HMO room management

What is HMO mode?

When a property is flagged as an HMO, LetSense switches to room-level management. Each room has its own tenancy, rent record, compliance tracking, and tenant portal link.

Enable HMO mode

  1. Open the property and go to Settings (within the property).
  2. Toggle HMO property on.
  3. Enter the number of rooms/lettable units.

Add rooms and tenancies

  1. Go to the Tenants tab — you will now see a room grid instead of a single tenancy list.
  2. Click a room to open it and add a tenancy as normal.
  3. Each room tracks rent and compliance independently.

Compliance for HMOs

In addition to standard certificates, HMOs require a fire alarm system (commercial-grade, not domestic smoke detectors) and an HMO licence if the property meets the threshold. Both are tracked under the Compliance tab.

Occupancy overview

The property Overview tab shows a room-by-room occupancy grid — green for occupied, amber for ending soon, grey for void.
