What the Investment tab shows

The Investment tab gives you a financial snapshot of the property as an investment:

  • Gross yield — annual rent as a percentage of property value
  • Net yield — annual rent minus expenses, as a percentage of property value
  • LTV (loan to value) — mortgage balance as a percentage of property value
  • Monthly cashflow — rent minus mortgage payment and average expenses

Enter property value and purchase details

  1. Open the property and go to the Investment tab.
  2. Enter the current estimated value, purchase price, and purchase date.
  3. Enter your mortgage details — balance, interest rate, and monthly payment.
  4. LetSense calculates yield, LTV, and cashflow automatically.

S24 mortgage interest relief

For personally-owned properties, the Investment tab also shows an estimate of your Section 24 tax position — the restriction that limits mortgage interest relief to the basic rate. This is an estimate only — consult your accountant for a definitive figure.
