Portfolio analytics — yield, cashflow, and risk

What's in Portfolio Analytics

Go to Analytics in the sidebar (requires a Pro plan, landlord accounts only). The analytics section covers:

  • Portfolio overview — total gross yield, average LTV, total monthly income, total property value
  • Risk calendar — 12-month projected cashflow by property
  • Per-property metrics — yield, LTV, monthly cashflow for each property

Portfolio overview metrics

Figures are calculated from your property data — purchase price, current value (if set), mortgage balance, interest rate, and rent. Update these on each property's Investment tab to keep the analytics accurate.

Risk calendar

The risk calendar shows projected monthly cashflow for the next 12 months, broken down by:

  • Income (blue) — projected rent
  • Mortgage (purple) — estimated mortgage payments
  • Policies (amber) — insurance and policy premiums
  • Maintenance reserve (grey) — use the slider to set your reserve percentage (default 1% of property value per year)

Months where total costs exceed income show in red — these are your cashflow risk points.

Keeping data current

Analytics are only as accurate as the data in LetSense. Make sure each property has:

  • Current market value (Investment tab)
  • Mortgage balance and interest rate (Investment tab)
  • Active tenancy with correct rent amount
  • Policies recorded with premiums (Finances → Policies)
