HMO licence tracking

When an HMO licence is required

A mandatory HMO licence is required when a property is occupied by 5 or more people forming 2 or more separate households and sharing facilities. Some local authorities require a licence for smaller HMOs — check with your council.

Add your licence in LetSense

1. Open the property and go to the Compliance tab.
2. Find HMO licence and click Add record.
3. Enter the licence number, issue date, and expiry date.
4. Upload the licence document (PDF).

LetSense will send reminders at 90, 60, and 30 days before expiry — renewal applications typically take 8–12 weeks, so start early.
