Smoke and CO alarm records

What the law requires

Under the Smoke and Carbon Monoxide Alarm (England) Regulations 2015 (amended 2022):

• Smoke alarms — required on every floor of the property. Must be tested at the start of each tenancy.
• CO alarms — required in any room with a gas appliance, solid fuel appliance, or oil boiler.

Unlike gas safety or EICRs, there is no annual certificate — just a record that alarms are present and tested.

Record a test in LetSense

1. Open the property and go to the Compliance tab.
2. Find Smoke alarm or CO alarm and click Add record.
3. Enter the test date. You do not need to upload a certificate.
4. LetSense marks the alarm as compliant and will remind you at the next tenancy start date.

Smoke alarm lifespan

Most domestic smoke alarms have a 10-year lifespan. CO alarm lifespan is typically 7 years. LetSense tracks the installation date and alerts you when replacement is due.
