Right to Rent checks — what landlords must do

What is a Right to Rent check?

Before granting a tenancy, landlords in England must check that all adult occupants have the legal right to live in the UK. Failure to check is a criminal offence with fines of up to £20,000 per tenant.

How to conduct a check

There are two methods:

• Manual check — examine original documents in person (passport, visa, biometric residence permit). Copy and date-stamp them.
• Online check — for tenants with a Home Office share code, use the government's online service at gov.uk/view-right-to-rent.

Record the check in LetSense

1. Open the property and go to the Compliance tab.
2. Find Right to Rent and click Add record.
3. Enter the check date and the document type used.
4. Upload a copy of the document.

Time-limited right to rent

If a tenant's right to rent is time-limited (e.g. a visa expiry), LetSense tracks the expiry date and alerts you in advance so you can conduct a follow-up check.
