How arrears automation works

LetSense monitors every rent payment. When a payment becomes overdue, it sends chaser emails to the tenant at intervals you define — then prompts you to take legal action when arrears reach the threshold.

Set up your chaser schedule

1. Go to Settings → Arrears.
2. Set your grace period — the number of days after the due date before the first chaser goes out.
3. Add chaser intervals — for example: day 3, day 7, day 14.
4. Toggle Auto mode on to let chasers send without manual approval. Leave it off to review each one first.

Legal escalation

When arrears reach 3 months (the Ground 8 threshold under RRA 2025), LetSense prompts you to generate a Section 8 notice. The notice is auto-populated with the tenant's details and the correct arrears amount.

Pausing for a payment arrangement

If a tenant has agreed a repayment plan, you can pause automation on individual tenancies. Go to the property's Finances tab, open the tenancy, and toggle Pause automation.
