How the chaser system works

When a rent payment becomes overdue, LetSense can automatically send chaser emails to the tenant at intervals you define. You set it once — it runs without you.

Configure arrears settings

1. Go to Settings → Rent arrears.
2. Set your grace period (days after due date before the first chaser goes out).
3. Set your chaser intervals (e.g. day 7, day 14, day 28).
4. Turn on Automatic mode to let LetSense send chasers without manual approval, or leave it off to review each one first.

Escalation to Section 8

When arrears reach the Section 8 Ground 8 threshold (3 months' rent under RRA 2025), LetSense will flag the tenancy and prompt you to serve a Section 8 notice. You don't need to track this manually — the work queue will alert you.

Important: The automatic chaser system sends email only. For legally valid notice to quit, you must use the Section 8 process under Legal notices.
