Tax summary — Section 24, CGT, and ATED

What's in the Tax section

Go to Tax / MTD in the sidebar (requires a Pro plan). You'll find three tools:

  • Section 24 calculator — estimates your tax position under the mortgage interest relief restriction
  • CGT estimator — estimates capital gains tax on a sale
  • ATED warning — flags if any properties are in scope for Annual Tax on Enveloped Dwellings
These are estimates only — always speak to an accountant before making financial decisions.

Section 24 (mortgage interest restriction)

Since April 2020, landlords who own properties personally can no longer deduct mortgage interest from rental income. Instead, you get a 20% tax credit. The S24 calculator shows your estimated tax position using your income, expenses, and mortgage interest from LetSense.

CGT estimator

Enter a sale price to estimate your capital gains tax liability. The calculator uses the correct rates for your ownership type:

  • Personal / LLP: 18% (basic rate) or 24% (higher/additional rate), £3,000 annual exempt amount
  • Ltd company: Corporation Tax at 19% (profits ≤£50k) or 25% (profits ≥£250k), no exempt amount

ATED

Properties owned by a company (Ltd or LLP) and valued above £500,000 may be subject to Annual Tax on Enveloped Dwellings. LetSense flags which properties are in scope and shows the applicable band. The actual annual charge is set by HMRC each April — click the HMRC link on the warning to get the current figure.
