Void periods and council tax

What is a void period?

A void period is any time a property is unoccupied between tenancies. During voids, no rent comes in — and you may be liable for council tax.

How LetSense tracks voids

LetSense automatically identifies void periods from the gap between tenancy end and start dates. Open the property's Overview tab to see current void status and any upcoming voids.

Council tax during a void

When a property is void, the landlord (not the outgoing tenant) becomes liable for council tax. Most councils offer a discount for short voids — typically 1 month at 0%, then full rate. Rules vary by council.

In LetSense, you can flag the council tax status on the Overview tab during a void period to keep a note of what's owed and whether a discount applies.

Utility responsibility

During a void, you are also responsible for utilities. The Overview tab lets you record who holds the utility accounts during the void so nothing gets missed.
